Why a Short Block Delivery Costs More Than the Block

Pallet Shortages Stop the Crew

A masonry crew on the scaffold with half a wythe left and no block on the pallet is a lost day, not a minor delay. Accurate counts by wall, by wythe and by course keep your crew laying block instead of waiting on a second delivery.

Openings and Lintels Are Where Counts Go Wrong

Door and window openings remove units, but jambs, lintels and bond beams add special units back in. We measure every opening against the wall schedule and elevations, so the deductions and the add-backs both make it onto your bid.

Grout and Mortar Follow the Wall Design

A fully grouted wall and a wall grouted at 32 or 48 inches on center need very different grout volumes. We read the grout spacing from the structural notes and calculate mortar from the actual coursing and joint width, not a flat allowance.

Veneer Details Add Up

Brick and stone veneer bring wall ties, through-wall flashing, weeps, sills and soldier courses with them. These small items are easy to leave off a bid, so we take them off with the wall area they belong to.

What We Quantify

Every Block, Brick and Bag of Mortar

No rounded figures or generic waste multipliers. Every quantity below is taken by hand from your architectural and structural sets.

01

CMU Block Walls

  • Block counts by size, such as 8x8x16 and 12x8x16, plus corner and special units
  • Lintel counts and linear footage by opening width
  • Bond beam linear footage with its reinforcing and grout
  • Jamb and control joint units at every opening and joint
  • Split-face, ground-face and other architectural block by area
  • Wall area by height and lift, with openings deducted
  • Cleanouts and grout lifts noted by wall height
  • Counts cross-checked against the wall schedules
Need block dimensions? See our CMU Block Sizes & Dimensions guide.
02

Brick & Stone Veneer

  • Face brick counts by wall area and brick size, with waste shown separately
  • Stone and thin veneer square footage by type
  • Wall ties and anchors counted by the specified spacing
  • Through-wall flashing and weep linear footage
  • Sills, soldier courses and rowlocks by linear foot
  • Expansion and control joint linear footage with sealant
  • Air and water barrier area behind the veneer
  • Cleaning and sealing area at completion

03

Reinforcing, Grout & Mortar

  • Vertical rebar by bar size and cell spacing
  • Horizontal joint reinforcement linear footage by wall lift
  • Grout cubic yards for fully and partially grouted walls
  • Mortar by type, such as Type S and Type N, from coursing and joint width

Software vs. Manual Verification

Where Push-Button Takeoffs Miss Masonry Quantities

Automated takeoff tools measure wall area well, but they flatten openings, treat cavity walls as one layer and ignore grout spacing. Those gaps turn into pallet shortages and grout overruns on site. Measured quantities also feed straight into construction bid estimating, where labor, material, overhead and markup are added before the final bid.

Wall Condition Automated Software Limits Design Estimation Manual Approach
Complex Openings Flattens openings into plain wall area, leaving out lintels, jambs and corner returns. Pallet Shortage Every opening is checked against the wall schedule by hand to capture lintel and jamb units. Exact Unit Counts
Cavity & Veneer Walls Measures the wall once, mixing CMU backup and brick veneer into one quantity. Mixed Quantities Each layer is taken off separately, with ties, flashing and weeps listed alongside. Layer-by-Layer
Grout Spacing Assumes every wall is fully grouted, or skips grout entirely. Grout Overrun Grout is calculated from the cell spacing in the structural notes, wall by wall. Accurate Grout

How We Work

Our 4-Step Masonry Estimating Workflow

01

Plans & Spec Review

You send the architectural and structural sets and the project manual. We confirm unit types, mortar type, grout spacing and veneer details before anything is counted.

02

Masonry Estimator Assigned

A senior estimator with Division 04 field experience takes your set, not a generalist.

03

Wall-by-Wall Takeoff

Every wall, opening, lintel and bond beam is measured against the elevations and wall schedules, wythe by wythe.

04

Senior QA & Excel Delivery

A second senior estimator re-checks every quantity before you receive your editable Excel workbook.

Frequently Asked Questions

Masonry Estimating: Common Questions

Answers to the questions masons and general contractors ask most before sending us their plans.

  • Are your masonry estimates prepared by AI or by human estimators?

Our masonry estimates are prepared and reviewed by experienced human estimators. We use professional estimating software for speed, but every quantity, cost and assumption is checked by an estimator against your drawings and specifications before delivery.

  • How do you count CMU for walls with complex openings or lintels?

Every opening is measured against the wall schedule by hand, including jamb units and lintel bearing. That way your block count matches what actually gets laid, without a second delivery.

  • What does the masonry takeoff deliverable include?

You receive CMU counts by wall and wythe, brick and stone quantities, lintels, bond beams, rebar, grout and mortar. Everything is delivered in an editable Excel workbook organized by wall, with marked-up PDFs on request.

  • Do you cover brick and stone veneer as well as block?

Yes. We take off brick, stone and thin veneer along with ties, flashing, weeps and trim courses, and we can price the takeoff for your project's location.
