Why a Short Pour or the Wrong Mix Design Sinks a Concrete Bid

Mix Design Mistakes Show Up on the Truck

A footing pour ordered at the wrong PSI, or a slab-on-grade short on its specified mix, doesn't surface until the truck is already on site. Getting the cubic yardage and mix design right on paper, before the order goes in, is the only point in the job where that mistake is cheap to catch.

Yardage Has to Match the Structural Set

Stepped footings, thickened slab edges, elevator pits and sumps all change the volume of a pour. We measure each one as drawn instead of averaging depths, so the yardage on your bid is the yardage your ready-mix supplier will actually deliver.

Rebar Is Where Margins Leak

Lap splices, dowels at every footing-to-wall transition and continuity bars between pour phases add tonnage that a quick takeoff leaves out. We track them bar size by bar size, so steel is neither short nor counted twice.

Specs Checked Before Numbers Go Out

Every quantity is cross-checked against the Division 03 specifications in your project manual. Formwork waste, slump tolerance and pour sequencing are accounted for before a single number reaches your bid sheet.

What We Quantify

Down to the Last Yard and Reinforcement Bar

No rounded figures or generic waste multipliers. Every quantity below is taken by hand from your structural and architectural sets.

01

Footings, Foundations & Slabs

  • Footing and continuous pad cubic yardage by specified mix design
  • Slab-on-grade square footage with yardage broken out by thickness
  • Grade beam linear footage and cubic yardage by depth
  • Pier and caisson counts with bell-out and straight-shaft volumes
  • Elevator pit and sump yardage kept separate from main slab pours
  • Foundation and retaining wall yardage by wall height and thickness
  • Mud slab square footage ahead of waterproofing
  • Elevated slab and topping yardage on metal deck

02

Rebar & Reinforcement

  • Tonnage by bar size, #3 through #11, Grade 60 unless specified
  • Dowel linear footage at every slab and footing transition
  • Welded wire reinforcement square footage by pour zone
  • Lap splice allowances applied per bar size and pour phase
  • Chair and bolster counts by slab and footing depth
  • Epoxy-coated tonnage isolated where the specs call for it
  • Tie-wire quantities ratioed to bar intersections
  • Tonnage broken out by pour zone for phased deliveries

03

Formwork, Accessories & Finishing

  • Formwork contact area by wall height and footing depth
  • Edge forms and bulkheads by pour
  • Vapor retarder and under-slab insulation square footage
  • Control, construction and expansion joint linear footage
  • Anchor bolts, embed plates and sleeves counted from the details
  • Curing compound and sealer coverage by finished area
  • Admixtures such as accelerators, retarders and air entrainment
  • Finish types noted by area, from broom to troweled and polished
Software vs. Manual Verification

Where Push-Button Takeoffs Miss Concrete Quantities

Automated takeoff tools read basic geometry, but they don't follow pour sequencing, lap continuity or the embeds that sit inside a pour. That gap is where shortages and overruns show up on bid day. Measured quantities also feed straight into construction bid estimating, where labor, material, overhead and markup are added before the final bid.

Pour Condition Automated Software Limits Design Estimation Manual Approach
Irregular Concrete Pours Assumes flat rectangular shapes and misreads stepped footings or thickened edges. Misses Volume Estimators calculate true yardage by zone, exactly as shown on the structural sheets. Verified Yardage
Multi-Phase Rebar Laps Treats each phase in isolation, ignoring continuity bars and lap splices between pours. Steel Overrun Risk Every lap is tracked across phases so steel is never double-counted or left out. Accurate Tonnage
Embeds & Penetrations Skips anchor bolts, embed plates and sleeves that sit inside the pour. Missing Items Embeds and sleeves are counted from the details and listed with the pour they belong to. Complete Scope

How We Work

Our 4-Step Concrete Estimating Workflow

01

Plans & Spec Review

You send the structural set, architectural plans and project manual. We confirm mix designs, rebar grade and finish requirements before anything is counted.

02

Concrete Estimator Assigned

A senior estimator with Division 03 field experience takes your set, not a generalist.

03

Manual Line-by-Line Takeoff

Every footing, slab, wall, pier and bar is measured against the drawings, pour zone by pour zone.

04

Senior QA & Excel Delivery

A second senior estimator re-checks every quantity before you receive your editable Excel workbook.

Frequently Asked Questions

Concrete Estimating: Common Questions

Answers to the questions contractors ask most before sending us their plans.

  • Are your concrete estimates prepared by AI or by human estimators?

Our concrete estimates are prepared and reviewed by experienced human estimators. We use professional estimating software for speed, but every quantity, cost and assumption is checked by an estimator against your drawings and specifications before delivery.

  • How do you prevent concrete shortfalls or rebar overruns?

Every quantity is calculated by hand and then re-checked by a second senior estimator. This two-stage review catches the stepped footings, thickened edges and lap splices that automated tools usually miss.

  • What does the concrete takeoff deliverable include?

You receive cubic yardage by pour zone, rebar tonnage by bar size, formwork area and accessory counts. Everything is delivered in an editable Excel workbook organized by structural element, with marked-up PDFs on request.

  • Can you price the takeoff for my location?

Yes. We can deliver quantities only, or a priced estimate with material and labor costs set for your project's location.
