Division 10 Specialties Estimation Sample
Division 10 is easy to under-count. The items are small, they are scattered across enlarged plans, elevations and schedules, and each one needs its own model number, size or mounting height to be priced correctly. This sample shows how our estimators break the scope out item by item so nothing is left off the bid.
Overview
The takeoff runs to 31 line items over 2 pages. Every quantity is tied to the sheet it was measured from (A1.1, A4.1 and A4.5), so a specialties subcontractor or general contractor can check each count against the drawings before sending out for supplier pricing.
What the Takeoff Covers
- Toilet accessories: grab bars by length (18", 36" and 42"), mirrors by size, baby changing stations, soap, paper towel and toilet tissue dispensers, napkin disposals and mop holders, each counted by tag from the restroom elevations.
- Toilet partitions: toilet and urinal partitions measured in linear feet, with manufacturer, style, color and texture carried on the line so the supplier can quote the exact product.
- Corner guards: 200 linear feet taken from the floor plan.
- Fire extinguishers and cabinets: extinguishers and recessed cabinets counted separately, since they are often bought from different suppliers.
- Signage: ADA room identification signs broken out by type (A, B and C) with plaque sizes, raised lettering and Braille noted, plus exit signage and the relocation of an existing sign.
- Key storage and Division 01 items such as supervision, submittals, mobilization, bond and temporary facilities.
How We Prepare It
Our estimators count every item from the provided plans and schedules and review the takeoff by hand before delivery. Where a sheet is marked not to scale, we scale it manually and note the quantity as approximate. Quantities are left unpriced in this sample so you can apply your own supplier quotes and install rates, or we can price it for your market on request.
Why This Matters
Specialties packages are usually won or lost on completeness, not on unit price. A takeoff that lists every accessory, sign type and partition run by sheet lets you send clean requests to suppliers and catch missing items before bid day.
